As a follow-up to the latest Planning Bord discussions, attached please find the revised set of
drawings, which includes the revised Sheet A-0 indicating the on-street parking spaces and
width of the service road. I am also attaching a copy of the business plan as prepared by the
Owner / Operator (Yorktown Golf Group.)

Yorktown golf group owner and operator of Tee Bar & Grille and The Links @ Valley
Fields located at 795 East Route 6 Valley New York.
Tee Bar & Grille over the last 19 months has provided quality and family friendly casual
dining to the Yorktown community and surrounding areas. Our approach to this
establishment is to provide dining and entertainment along with a relaxed ambience. We
currently provide the community with dining services Monday through Sunday, that
includes catered parties, events along with live music from various local bands.
The Links at Valley Fields a nine-hole, Arnold Palmer designed par three golf course has a
provided the community an alternate option in getting your fill of golf play at any given
time. Our team of groundskeepers has given our patrons a place to play with they feel and
conditions of a country club in a fraction of the time and expense. We currently run Monday
through Sunday providing night golf on Thursday, Friday, and Saturday evenings.
Proposed Capital Improvements:
New sanitary sewer connection.
Our team at Yorktown golf group looks forward to continuing to provide the community
with a beautiful destination in Yorktown that offers great food and events for years to
come.

an MS$ Stormwater Management Permit and Wetland Permit application submitted by Hernan Uguna for a
proposed expansion of residence and driveway for premises located at 354 Alden Road, Yorktown, NY.
Resolved, the Town Board declares its intent to act as Lead Agency. We are transmitting the following referral for
your review and recommendations and ask that you respond back to the Town Clerk by Friday, March 14, 2025.
