Cooper dcooper@zarin-steinnietz.com RECEIVED PLANING DEPARTMENT NiA- Y 8 20'26 TOWN OF YORKTOWN Re: Jacob Solar 2344 AT, LLC Application for Site Plan & Special Permit Approvals 1805 Jacob Road, Yorktown, New York ("Property") Dear Chairman Fon and Members of the Planning Board: This firm represents Jacob Solar 2344 NY, LLC ("Freestone" or "Applicant") in connection with Freestone's applications for Site Plan and Special Permit approval to facilitate its proposed development of a large-scale solar energy system on the Property ("Project"). We submit this letter in advance of your Board's May 18th meeting and continued public hearing. Enclosed, please find the following materials that address certain comments raised during the May 4th meeting: Site Plan Set, prepared by LaBella Associates, dated February 23, 2024, last revised May 8, 2026; Response to Comments, prepared by LaBella Associates, dated May 8, 2026; and SWPPP, prepared by LaBella Associates, dated October 2025, last revised May 2026. The Site Plan Set and SWPPP have been revised to address the Town Engineer's comments regarding stormwater management. Further, Sheet C132 has been revised to correct an apparent mislabeling of adjacent property addresses — and not the match line on the plans. It appears that the addresses of the adjacent lots to the west of the Site on Sheet C132 had been mislabeled, causing the match line to appear inconsistent with the match line on Sheet C131. Per the Board's request, LaBella has also confirmed that the technical data on each page of its plan set is accurate. LaBella is available to meet with Town Staff to confirm the accuracy of the plan set at Staff's convenience. We respectfully submit that at this time, all comments from your Board, as well as Town Staff, have been addressed, and the record is complete.
