LARGE-SCALE SOLAR POWER GENERATION SYSTEM
AT 1966 -1968 EAST MAIN STREET, MOHEGAN LAKE
RESOLUTION NUMBER: #26-12
DATE: APRIL 6, 2026
On motion of William LaScala, seconded by Aaron Bock, and unanimously voted in favor by
Fon, Bock, LaScala, Garrigan, and Haughwout, the following resolution was adopted:
WHEREAS the Applicant, Rivertown Solar, LLC, has submitted site plans for the addition of
a Large -Scale Solar Power Generation System that is to be located on the roof of 1966 and
1968 East Main Street, as shown on the approved site plan titled, "New PV System Design,
61 modules — 27.450 kW DC, 23.180 kW AC System Size, Sepiashvili Residence —1966 East
Main Street, Mohegan Lake, NY 10547," prepared by Wyssling Consulting, dated August 25,
2025, last revised October 28, 2025; and
WHEREAS the property, owned by George Sepiashvili, is located at 1966 and 1968 East Main
Street, Yorktown Heights, also known as Section 15.15, Block 1, Lot 47 on the Town of
Yorktown Tax Map (hereinafter referred to as "the Property"), as represented by the applicant;
and
WHEREAS pursuant to SEQRA this action has been identified as an Type II action and
therefore requires no further environmental review; and
WHEREAS the applicant has submitted as part of his application the following maps and
documents:

August 25, 2025, last revised October 28, 2025; and

BE IT NOW RESOLVED that the application of Rivertown Solar, LLC, for the approval of
a special use permit tided "New PV System Design, 61 modules — 27.450 kW DC, 23.180 kW
AC System Size, Sepiashvili Residence — 1966 East Main Street, Mohegan Lake, NY 10547,"
prepared by Wyssling Consulting, dated August 25, 2025, last revised October 28, 2025, be
approved subject to the modifications and conditions listed below, and that the Chairman of
this Board be and hereby is authorized to endorse this Board's approval of said plan upon
compliance by the applicant with such modifications and requirements as noted below:
Additional requirements prior to signature by the Planning Board Chairman:
1. Compliance to the National Electric Code.
2. Upon completion of the project, the Applicant must submit an as -built survey, on paper
and in digital AutoCAD DWG readable format, showing all improvements on the site.
BE IT FURTHER RESOLVED that unless a building permit has been issued by April 6,
2027, or a time extension has been granted by the Planning Board, this approval will be null
and void.
